The business plan of the Bath House is to create a multi-family community, for 700+ residents, in the heart of Birmingham. The UK’s “second city”, within commutable distance of London, is benefiting from significant inward investment and the arrival of the High Speed 2 rail terminus in 2029.  The Bath House is a perfect example of creating high quality yet affordable housing, to help solve the UK’s current housing crisis. This continuing supply demand imbalance is the core conviction, behind our UK residential strategy.

Permit: original permit obtained in May 2018. As part of the asset management strategy the team are looking to amend this consent to convert c. 1,000 sq.m. of amenity/ commercial space into c. 100 additional residential units.

Construction work: started in Q1 2020, the asset was delivered in phases from April 2024 to December 2024 and is now operational.

Leasing: The building is operated by our in-house management platform, Cording Residential. It will be let using Assured Shorthold Tenancies (ASTs) with 6-to-12-month terms. A convenience store and café’ operator have already agreed pre-lets within the scheme.

Exit: The asset is held within an open-ended vehicle. No exit is currently planned.
