The business plan is to gain long-term exposure to a brand new, high quality industrial asset with outstanding sustainability credentials at one of the key logistic areas of the Netherlands, Apeldoorn.
Location: Strategic location in a logistics hotspot just east of the Randstad and Amsterdam. The asset has direct access to the main highway A50 (north-south) and A1 (west-east to Germany).
Turn-key development: The acquisition is the result of a strategic partnership between the tenant, the construction company and Edmond de Rothschild. During the development phase the Fund closely cooperated with the tenant to fully integrate the landlord requirements. Delivery and transfer took place on 29 June 2023.
Leasing: At acquisition a 10-year lease agreement was signed with a global supplier of high-quality automobile spare parts on 100% of the net floor area.
ESG credentials: The asset has outstanding sustainability building specification including energy label A+++++ and GPR score of 8.0. The building has the highest values of insulations of the façade, floor and roof. Solar panel capacity comprised of 480 solar panels, 1,035 sqm and 220.8 kWp. 10 EV charging points incl. charging points for E-bicycles.
