Edmond de Rothschild Residential Investment Fund (EdRRIF) is an evergreen fund that invests in privately rented residential real estate assets across the United Kingdom (UK). Focusing primarily on Build to Rent, and more specifically urban or suburban multifamily. The strategy is designed to benefit from the vast demand supply imbalance in the UK housing sector. To maximize operational efficiencies and drive income return, EDR employs its in-house management platform, Cording Residential, to operate the assets. By controlling the full value chain from resident to investor this vertical integration ensures better underwriting, better stock selection and ultimately better performance.

With a growing population and a constrained supply, the UK residential sector benefits from returns driven by an acute demand supply imbalance. These returns are set to be compounded by structural obsolescence – the UK suffers the oldest housing stock in Europe with the worst thermal performance.

The strategy benefits from an 8-year track record. The team of 50+ people manage an established portfolio, which includes 2,650 apartments, 4,000+ tenants and a market value of over EUR 570 million.

Stable recurrent income
High occupancy and stable income is achieved through pro-active leasing and property management. When complete EDR RIF 2 will have over 4,000+ tenants, creating a diverse, granular and recurring income stream.

Inflation protection
Residential rents show a strong correlation with inflation. With uncapped annual review patterns, rental growth benefits from the pull of wage inflation, compounded by a structural supply demand imbalance.

ESG mindset
Sustainability is a key focus in the due diligence process, as it directly impacts investment risk, and the team actively influences asset design, construction, and operations to enhance sustainability where financially viable. In 2024, the rollout of BREEAM-in-Use certification progressed, with six assets certified as Good or Very Good and the remaining four expected to follow in 2025 once operational data is available. With over 2,300 apartments now active, utility consumption has become a priority, supported by the installation of remote water and electricity monitoring systems. This real-time data enables the asset management team to refine business plans, improve efficiency, lower carbon footprints, reduce living costs, and ultimately boost tenant satisfaction, retention, and rental performance.

Exposure to long term structural trends

UK residential suffers from an acute demand supply imbalance.

Demand is being driven by population growth compounded by a structural move away from home ownership. The UK and France are the only two major European economies experiencing population growth, with the UK experiencing high levels of immigration (in 2022 net migration was 745,000). Changes to work-life patterns, combined with affordability pressures are also creating a structural trend away from home ownership, towards renting.

While the supply of housing has been curtailed by the combination of a land constrained market (dominated by a limited number of house builders), a failed planning system, lack of construction labour and a paucity of investment in the housing sector. This has served to create a shortage of c.4.3 million homes. This is then compounded by individual “amateur” private landlords now leaving the rental market (due to high interest rates, changes to the tax regime and an increasing regulatory burden). While the UK also has the oldest housing stock in Europe, with the worst thermal performance, facing obsolescence in the drive to “net zero”.

The residential team capitalises on these opportunities through targeted investments across the UK.

Stable tenant base
The private rental sector is being buoyed by strong demand for rental accommodation. Structural changes in behaviour such as delaying marriage to later in life and the desirability of increased flexibility, combined with high house prices and cost of debt is driving demand for the private rental sector. The result has been that landlords have significant pricing power; hence rental growth in the sector is at its highest since records began.

With over 4,000 tenants the fund benefits from a hugely granular and stable tenant base, creating a stable income stream, with strong inflation-tracking characteristics.

Evidence suggests that improving the ESG credentials of a building increases tenant retention, marketability and ultimately improves income and value.
